Socially Responsible Investing

We love working with investors, and our aim is to enable you to improve the returns you are currently receiving on your cash deposits, from your bank or building society.

We believe in socially responsible investing and we work with charities that provide social housing and support. They may support people that were previously homeless or fleeing domestic violence.

We buy the property and then refurbish to meet the requirements of the charity and after the refurbishment is completed, the home is leased to the charity. The charity then place the vulnerable people they support, into our property

This means our investors can benefit from attractive returns and at the same time be involved in a project that stimulates positive societal impact.

We typically offer our Investors a Fixed Return Loan Agreement. This means you lend us funds for a fixed period (12, 24 or 36 months) and an interest fee is agreed at the outset.

The interest and your initial capital is paid to you at the end of the term. This option can be used for Small Self Administered Administered Scheme (SSAS) pensions, as well as for investments in your own name or your company name.

FAQs

  • We will agree a rate of return and an investment period, with you. The return will depend on the opportunity being discussed.

    To give you a better idea, the investors we are currently working with are receiving 8% per annum. Your capital is held for an agreed term of 12, 24 or 36 months. Your capital is repaid at the end of the term with the interest.

    Both the rate and the term will be detailed in your personalised paperwork.

  • If you were to invest £50,000 over 12 months and we agree a 8% rate, we would return your £50,000 together with £4,000 interest fee at the end of the term.

  • The minimum investment is £50,000 and there is no maximum.

  • We will use your money to purchase and develop properties. At the end of the project your funding is ‘recycled’ out of the property when it is revalued or sold.

  • Your loaned capital and the return you will receive are both protected by a Legal Agreement which we both sign, and which is subject to English law.

    You should however be aware that as with any investment there is an element of risk.

  • Yes we do. The reason we also work with investors is to be able to build a larger portfolio and to help us deliver our vision of meeting the high demand of Social Housing homes, to the market.

    We treat your money as carefully as we treat our own.

    We prefer to use investment money from individuals rather than large financial institutions as we find it more meaningful to partner with like minded people, that share our values.
